30 December 20201. It is experienced by the Promoter that there are number of challenges such as availing finance, slowdown in market in implementing and completing the Real Estate Projects. Since last 3-4 years Real Estate industry is experiencing significant recessionary trends, which resulted in a severe working capital finance crunch. We have been trying our level best to complete our projects on time. 2. The Promoter had availed project finance from Diwan Housing Finance Corporation Ltd (DHFL). However, the Promoter could not avail finance facility in smooth manner from the said DHFL. Subsequently, DHFL had assigned the loans disbursed by DHFL to the Promoter for the said project together with its right, title and interest to JM Financial asset reconstruction Company Ltd. However, due to financial crunches to the said financial institutions JM Financial is also not providing the financial facility to the said project. Due to lack of fund i.e. project finance the Promoter could not complete the project in time frame. 3. The Promoter inquired about establishment of “Special Window” (to provide priority debt financing) for Funding Stalled Affordable and Middle-Income Housing Project as per approval of Union Cabinet on 6th Nov 2018. Under the said scheme for the first SBICAP Ventures Limited AIF (Category II) has been engaged as Investment Manager and the fund is to provide relief to developers that require funding to complete a set of unfinished projects and ensure delivery of homes to the home-buyers. 4. Under the said scheme, our project fulfills all required criteria; therefore, our project is eligible to avail the finance from SBICAP Ventures Limited AIF. In order to avail the finance to complete the said project the Promoter is in process of making an application to SBICAP Ventures Limited AIF. Therefore, our humble request is to extend the date of completion by one year.
30 June 2022We have registered our Project DWARKA PROJECT 3 – P52100000163 under RERA. The completion date for the project is 30 TH JUNE 2021. But considering the COVID-19 situation, we are unable to complete our Project due to various reasons mentioned as under. As you are aware, due to lockdown announced by the Government of Maharashtra, the labours moved from site to their native places. Mostly the labours are from other States like UP, Bihar Orissa, Assam, Rajasthan etc. The labour strength on site reduced drastically. At the same time there is shortage of material. As some factories production reduced and they are unable to supply construction material on time. Transport from one State to other is also stopped/ delayed. Most of the Finishing Material ordered & stuck up due to production in factory’s like Tiles, windows, door shutter, CP Sanitary firefighting, Painting material etc. Local shops & transport are also closed due to lockdown & hence facing material shortage at site. With the Lockdown, Sales have completely stopped and we are struggling to collect receivables from customers too. As Banks are working in very limited timings and the customers are also finding stress in their jobs/ business situations. Considering the market real fact, here we are requesting RERA Authority to give us One Year Extension for this project. Our previous date of completion is 30-12-2020. EXTENDED BY THE RERA AUTHORITY TO 30-06-2021 DUE TO COVID-19. I hope, you will consider our Project & allows us for One Year Extension i.e. UPTO 30-06-2022.
30 December 2024To MahaRERA MUMBAI Subject : Application for the extension of “Dwarka” Project – 3 with reason P52100000163 in RERA. Dear Sir, We have registered our “Dwarka” Project -3 P52100000163 under RERA. The completion date for the said project was 30th Dec 2022. We have already applied for RERA Extension on date 29th Dec 2022. We submits that the said project consist of Bldg. C41:- Completed & Occupancy Certificate received, Bldg .C42 & Development:- Under Construction Phase , Bldg F1 & F2 :- Buildings Cancelled & No booking taken. We state that, in Building C41 consist of 96 Flats and sold out and possession were handed over. Building C42 consist of 96 flats and 34 flats sold, Building F1, F2 Cancelled & no bookings were taken & decided not to start execution. The C42 building is under construction phase. Club house and development work is under construction phase.We are requesting this extension due to the unforeseen cicumstances caused by the COVID -19 pandemic. The pandemic has had a significant impact on our Project in following ways:During Covid-19 lockdown , many of our site labours had returned to their hometown due to this pandemic. These labours are from other states like UP, Bihar, Rajasthan, Orissa, Assam, Etc. This has resulted in a shortage of labours on the site and caused delay in the project. Also there was shortage of materials & sudden price rise of Raw Materials like steel & Cement due to some factories have reduced their production which resulted into the shortage of construction material on site. The transport of construction materials from one state to other was also stopped/ delayed. Due to lockdown sales of units in the project had completely stopped. We are also faced difficulties in collecting receivables from customers. This has caused difficulty in continuing construction at the original pace. On account of delays, It has become difficult to obtain consent from the clients. Also many of the allottees were unreachable due to various circumstances of pandemic.Considering this slow market scenario and inflation we are requesting RERA authority to give us Extension for the said project. We have already completed the construction of the C41 building and anticipate the completion of the C42 building within the next year, by December 2024. Upon receiving the necessary extension, we will promptly complete project till december 2024.
30 December 2025Dear Sir/Madam, We, Naiknavare Housing Development Pvt. Ltd., respectfully submit this application for an extension of our project, Dwarka Project 3 (MahaRERA Registration No. P52100000163), under the provisions of the Real Estate (Regulation and Development) Act, 2016. The Dwarka Project 3 comprises four buildings: C41, C42, F1, F2 & Club House. Out of these, Building C41 has been successfully completed and handed over to the allottees. The Occupancy Certificate (OC) for Building C41 has already been uploaded to the MahaRERA portal. Building C42 is currently under construction and has achieved approximately 80% progress. However, Buildings F1 and F2 have not yet started, and no bookings were taken for these buildings. We are now in the process of completing Building C42 and require an extension to ensure its smooth and timely completion, followed by handing over possession to the allottees. To support this application, we have also uploaded the progress report of Building C42’s construction and attached the possession letters and consents in the prescribed Format B for your reference. Since the extension is pending, we are facing challenges in completing the building and handing it over to our allottees. Additionally, due to the pending extension process, we are also facing other challenges such as the stoppage of our registration of the agreement to sale, which has led to insecurity among allottees. Furthermore, bank disbursements have also been stopped, resulting in financial constraints that hinder the completion of the project. Therefore, we kindly request MahaRERA to grant us the extension to facilitate the timely and smooth completion of our project and the subsequent handover to our allottees. We remain fully committed to adhering to MahaRERA regulations and ensuring that the project is completed as per the required standards. Thank you for your understanding and support. 30 June 2026Respected Sir/Madam, We, Naiknavare Housing Development Pvt. Ltd., being the Promoter of the project “Dwarka Project 3” bearing MahaRERA Registration No. P52100000163, respectfully submit that at the time of project registration, the Promoter had proposed development of multiple buildings namely Building C41, C42, F1, F2 and Clubhouse, which were included in the RERA registration; however, post the COVID-19 pandemic, due to unfavorable market conditions and project feasibility considerations, the Promoter decided to drop the development of Buildings F1 and F2, and accordingly the said buildings have been deleted from the latest sanctioned plans, which are also attached herewith along with this application; we confirm that no bookings, allotments, or sales have been carried out in respect of these buildings; further, we have obtained the Occupation Certificate for Building C41, C42 and Clubhouse, and since the Clubhouse is a common amenity not intended for sale, the Promoter now proposes to revise the project scope by deleting Buildings F1, F2 and Clubhouse from the registered project; to give effect to the above revision, the Promoter intends to file a Correction Application before MahaRERA, however, as the project registration period has lapsed, it is necessary to obtain an extension of registration up to date to enable filing of the said application; we hereby undertake that no third-party rights have been created in Buildings F1 and F2, the proposed correction shall not adversely affect any existing allottees, and the Correction Application will be filed within 7 days from the date of grant of extension; the possession letters and supporting documents are enclosed for your kind perusal; in view of the above, we humbly request your good office to kindly grant extension of the project registration up to date to enable us to proceed with filing of the correction application.
