| 31 December 2023 | The slow market condition and a slump in the real estate market during the period created acute economic crises which ultimately slowed down the sale transactions. However, somehow we were managing and pulling ourselves to complete the project in the scheduled time. The market conditions were getting better but due to the emergence of the Covid 19 outbreak, we faced a massive downfall affecting the project. We are committed to providing our customers with what was promised to them with the utmost standard. Therefore, we request you kindly grant us an extension of registration for 1 year to complete the said project. The customers believe in us and hence provided their consent for the same. |
| 31 December 2024 | We encountered significant challenges in completing the project within the stipulated timeline, primarily due to sluggish market conditions and a downturn in the real estate sector. The economic crises resulting from these factors impeded the progress of sale transactions, creating a substantial impact on the project's cash flow. Just as market conditions were showing signs of improvement, the emergence of the COVID-19 outbreak led to a massive downturn, further disrupting the project's financial stability. Consequently, the construction project experienced a considerable delay, causing monetary distress. Transparent communication with our customers was crucial, and fortunately, they have demonstrated confidence in our commitment. They have provided their consent for an extension, acknowledging the unforeseen challenges we faced. Therefore, we request you to kindly grant us an extension of registration to complete the said project. |
| 31 December 2025 | Amit Enterprises Housing Ltd and its group entities have faced considerable pressure due to several external factors which have ultimately caused the delay in the construction of the project. COVID-19 Pandemic: The COVID-19 pandemic severely impacted the project's stability, causing significant delays primarily due to labour shortages from migrant workers returning to their native states and disruptions in the supply chain for materials and equipment. These challenges exacerbated construction delays and complicated efforts to get the project back on track. The increased costs of labour and the sluggish market conditions further impeded progress, with the downturn in the real estate sector affecting sale transactions and cash flow, ultimately leading to a considerable delay in the project's completion. Proactive Measures Taken: Despite these challenges, we have taken several proactive steps to mitigate their impact. We have renegotiated supplier contracts, implemented cost-saving measures, and worked closely with our labour force to expedite their return under safe working conditions. These measures have helped us resume construction activities, currently the construction of the project is in full swing. Looking at the progress the customers too have provided the consent for the extension. |
| 31 December 2026 | 1. The project stands at 70% completion 2. The consent of 68.75% of allottees has been uploaded in support of this extension application. 3. Revised Form B uploaded 4. PERT for the remaining completion work is uploaded in the Application. 5. The Project got delayed due to following reasons: a. The sector experienced subdued buyer demand and slow absorption, impacting sales, cash flows, and construction timelines. b. Funding constraints and cash flow interruptions caused delays in material procurement and site operations. c. Shortage of skilled labour and delays in the supply of key materials further affected project progress. d. Construction resumption was impacted by significant cost escalation, particularly labour costs, which increased sharply post-pandemic. e. The increased costs exerted financial pressure while maintaining project continuity and meeting financial commitments. f. Unseasonal and extreme weather conditions during critical construction phases resulted in additional schedule delays. 6. The revised date of completion is now 31/12/2026. 7. We hereby assure the Hon’ble Authority that the project shall be fully completed within this stipulated time and the OC will be obtained. 8. We humbly request your kind approval of the extension to enable us to complete the project and honour all commitments to our allottees. |
