| 29 June 2024 | due to the covid 19 pandemic, we were not able to construct anymore because of lack of labour contractors and the poor market conditions we were unable to complete the project within the due time. |
| 30 June 2025 | The construction and development of the said Project started as per the timelines under RERA. However, the project got delayed due to the effect of Covid-19 pandemic, wherein the Government declared nationwide lockdown entire nation suffered a global pandemic i.e., Covid-19 pandemic and various circular orders were passed due to which the construction and development of the said Project stalled, we faced several challenges that adversely affected the construction activities and the project got delayed due to major challenges i.e., disruption of supply chains for procuring construction material, labour work force, and slowdown in the construction activities. Further, the appointed contractor/s faced shortage of man power during covid-19 pandemic resulting into lack of availability of labor contractors as many of them migrated back to their native places during the lockdown which resulted in shortage of manpower in the market. Due to which reorganizing the labors, restoring the construction and development of the Project took considerable time. We also faced material shortage during and aftermath of Covid-19 pandemic, which resulted in stalling the project. It is further submitted that except for the twelve floor, construction in all other areas of the building has been completed and we have obtained a Part Occupation Certificate in Oct 2023 in the Project and accordingly the possession of Units has been handed over to the respective allottees in the said Project covered under the said Occupation Certificate. As of date, the development work of the Project Solitaire Business Hub Baner is completed up to 90%. We submit that though we were confident in achieving the RERA timelines, however the aforementioned factors contributed in delaying the construction activities of the project and now as the project registration is ending on 29.06.2024 it is not practically feasible to take consent of at least 50% unit holders this time, as instructed by you in such short period of time. On the above background, we submit that though we are genuinely keen on completing the said Project and delivering the Units to Allottees, however due to Global pandemic which was beyond our control, resulted in delay in completion of construction of the said Project. Therefore, we humbly request an extension of the Project Registration by one year as this will allow us the necessary time to finalize the construction & development. |
| 31 December 2025 | We, Atul Builders, are developing a commercial project under the name and style “Solitaire Business Hub Baner,” which is registered under the Real Estate (Regulations and Development) Act, 2016 (“RERA”), bearing Project Registration Number P52100008740. We had applied for a RERA extension on 7th June 2024 via Application No. EXT52100022949 for one year under Section 7(3), as per Order 40/2022 & 40A/2023. During the extension hearing, we requested Hon’ble Chairperson Shri Manoj Saunik to grant an extension of one and a half years. Our request was approved, and as per the Rozanama dated 10th December 2024, the Hon’ble Chairperson granted an extension until 31st December 2025. The final order for the same was passed on 26th December 2024. However, the extension certificate generated on 28th January 2025 incorrectly reflects an extension date of 30th June 2025 instead of 31st December 2025, as granted in the final order. For your reference, we have attached copies of the Roznama, Final Order, and Extension Certificate. We have raised this issue via email to [email protected], [email protected], and [email protected] and also visited the MahaRERA IT team and our SRO for resolution. However, we were informed that since the certificate has already been generated, and due to certain factors beyond our control, the promoter must reapply for an extension under Section 6 for an additional six months. Therefore, in light of these circumstances, we humbly request that our extension application dated 7th June 2024 be considered under Section 7 for an additional six months. We kindly urge you to review our situation and grant the requested extension, enabling us to complete the remaining construction, conduct necessary quality assurance processes, and ensure compliance with all regulatory requirements. We sincerely request your understanding and favorable consideration of our extension request and accordingly grant us the RERA Extension Certificate till 31st December 2025. We look forward to a positive response from the MahaRERA Authority at your earliest convenience. |
