| 31 December 2025 | Dear Sir/Madam, We are writing to formally request an extension for the completion of our project Apple Regency, which was registered with MahaRERA in 2017. The project has faced delays due to the following reasons, which were beyond our control: 1. Environment Clearance : a. The project falls under the Environment Clearance category, necessitating approval from the Government of India Ministry of Environment, Forest and Climate Change, as issued by the State Environment Impact Assessment Authority (SEIAA), Maharashtra. b. We initially received the Environment Clearance certificate on 28/05/2019. Despite this, we expedited our work and obtained part completion on 20/03/2020, which has been uploaded to the MahaRERA portal. c. The Final Environment Clearance certificate was only received on 12/11/2024, which has impacted the overall timeline for our project. 2. Plan Sanctioning Authority : a. It is common knowledge that without Environment Clearance, further sanctions and construction work cannot proceed. Due to delays in receiving the initial Environment Clearance, plan sanctions from the Pune Municipal Corporation were also delayed. b. Following the receipt of the Environment Clearance on 28/05/2019, as mentioned in point 1(b), we expedited our efforts, received part completion, and submitted it to the MahaRERA portal on 20/03/2020. c. With the Final Environment Clearance certificate now received as per point 1(c), our final plan sanctions are in place, and we require additional time to complete the remaining construction work. d. We have already given possession to the allottees who have received Part Completion. The possession letters are uploaded in extension documents. We have attached all relevant documents for your review, including the Environment Clearance certificates, plan sanction letters, and the PERT Chart - Construction Schedule. Given the above reasons, we kindly request MahaRERA to grant us an extension for the completion of the project. This will enable us to fulfil our commitment and hand over possession to all allottees. |

We initially received the Environment Clearance certificate from the State Environment Impact Assessment Authority (SEIAA), Maharashtra, on 28/05/2019. • Proactive Progress: Despite the initial wait, we expedited construction and successfully obtained Part Completion on 20/03/2020, which has been duly updated on the MahaRERA portal. • Final Clearance: The Final Environment Clearance certificate was only granted on 12/11/2024. This prolonged timeline for final clearances directly restricted our ability to finalize the full scope of the project. 2. Impact on Plan Sanctions & Construction • Dependency: In accordance with prevailing regulations, further municipal sanctions and heavy construction work are contingent upon the receipt of Environment Clearance. • PMC Approvals: Following the final EC mentioned above, our final plan sanctions from the Pune Municipal Corporation (PMC) are now in place. • Expanded Scope: While the plan was originally sanctioned for 13 floors, we are now proceeding with the 14th and 15th floors as per the latest sanctioned plans. The construction of these two additional floors requires a reasonable extension of the timeline. 3. Allottee Status and Possession • Interim Deliveries: We have already handed over possession to allottees covered under the Part Completion certificate. • Documentation: Copies of the possession letters have been uploaded to the extension documents section for your verification. 4. Supporting Documentation We have enclosed the following documents for your perusal: • Initial and Final Environment Clearance Certificates. • PERT Chart / Construction Schedule detailing the roadmap to completion. • Proof of possession for existing allottees. |
