Maval, Dist. Pune. (RERA Regd No. P52100014314) Position of the Project - We state that our Project 9 Luxure Estate, was expected to be complete by the end of 9th Nov. 2019 as declared in our Registration Application. Details of work of development done and completed are enclosed herewith for ready reference. However, completion of the Project is delayed due to following main reasons- Heavy Rains- The project is situated in Taluka Maval, which is one of the heavy rainfall areas in Maharashtra. This year, in the area, the rainfall figures have breached all earlier records, as reported by Indian Metrological Department, Pune. This has affected all the development work in the project substantially and some of days were without any activities on the site, excluding holidays. Flood situation- Apart from heavy rains, due to stagnation of water in the Project area, the development activities came to stand still for many days in the month of July 2019 to Oct 2019. Even after stopping rains it was notices that some of the new work of construction such as walls, drainage system, internal roads were badly affected and partially damaged and required to repair / re-do and update the same to normal, which has taken considerable time. This has affected regular development activities resulting no work on the site. Administrative delays- Unfortunately, our basic clearances of the Project were delayed under one or the other pretext and this has resulted in delay in commencing the project. This includes the approvals / sanctions from the concerned authorities in the matters of demarcation of non-agricultural plots / issue of Kami JasthiPatrak from TLR Office, separation of Form No. vii, viia and xii in revenue record, mutation entries, commencement certificate for club house.
