| 31 December 2026 | The promoter VTP Projects LLP has registered the project ‘EARTH COUNTY’ with the Maharashtra Real Estate Regulatory Authority vide no. P52100022935. It is a plotting project of 212 plots. The project registration was valid from 05/11/2019 up to 30.12.2024 and the Promoter hereby apply first time for extension of 2 years i.e. up to 31.12.2026, based on the following force majeure reasons… 1. Delay Due to Pandemic: Due to Pandemic COVID-19, the operations of the project were substantially affected in the absence of material and unavailability of labour, disturbance in supply chain etc. hence, the operations were severely affected for long time, almost for more than 2 years. Hence, the construction activities were affected and this delayed the completion of the project. 2. Extensive monsoon season in 2022, 2023 & 2024 significantly hampered the development progress, causing a cumulative delay of almost 8-10 months. The 2024 Loksabha and State Assembly elections also had an impact on the availability of the labour thereby causing disruption/go-slow for almost 4-5 months. 3. Completion of 212 Plots: Structure Completion: The structural work of the plots is completed. Roads of Plots: All the internal roads around the plots as per the sanctioned layout plan have been developed or completed. Amenities: Amenities have been provided and are in process and expected to be ready by December 2025. Grace Period: There is a 6-month grace period for amenities, as specified in the agreement. 4. Sale Status: Project ‘EarthCounty’ is situated in rural area at “Malthan” taluka Shirur, District Pune. The project is located almost 60 Km. away from Pune. We sold 149 plots out of 212 plots i.e. sold around 70% of the plots. However, slow Sales due to the rural nature of the area. 5. For the effective sale of 30% of the unsold inventory of the plots in the project requires project registration validity for banking and other reasons. If the extension is not granted, then under such situation the promoter may not be able to bring form 4 on record and hence suffer loss. The Promoter will not be able to sell the unsold plots, as a result of which the project may suffer significantly, hence the extension is sought. Hence, in the interest of successful project completion in all respect and in the interest of Allotees at large, we humbly request the Hon’ble Authority to grant the necessary extension for the completion of the Project till 31.12.2026. |
