| 30 June 2028 | In 2017, the Maharashtra government issued a Government Resolution (GR) to include 11 new villages, including Undri areas, into the Pune Municipal Corporation (PMC) limits. With the expansion of PMC’s jurisdiction, it was expected that the corporation would publish a Development Plan (DP) for the newly merged villages, as PMC would act as the planning authority for these areas. However, due to unforeseen circumstances, the Development Plan for these newly merged villages has not been published to date. This delay has had an impact on the approval process for Transfer of Development Rights (TDR), Paid Floor Space Index (FSI), and Ancillary FSI. In the absence of a finalized Development Plan, the PMC suspended approvals for these key developmental tools, causing a standstill in real estate and infrastructure development within the newly merged areas. To address this issue, the Maharashtra government issued a new Government Resolution & This resolution allows the PMC to grant sanctions for the approval of TDR, Paid FSI, and Ancillary FSI for projects in these 11 newly merged villages, even in the absence of a published Development Plan. This move is expected to facilitate development in these areas despite the delayed planning process. |
