30 June 2025The construction of project has been very seriously negatively affected by the Covid and related lockdowns. Also the project falls under very affordable housing scheme. The main targeted customers were from lower middle class segment. Due to Covid and related disruption in economy especially the lower middle class, the demand for such houses has dropped to almost zero. The promoters could not sell or even allot a single unit in the said project. This extension is requested u/s.6 of RERA. There is no requirement of any permission or approval from competent authority which is valid for a period that is longer than the proposed term of extension of the registration sought from the regulatory authority .
31 December 20251. The first phase of the entire project named Arunya B got delayed due to several reasons like: a. Frequent changes in the partners resulting in change of ownership, authority and responsibility, b. incarceration of one of the partners in an attempted murder case who was handling statutory compliances, c. delays in obtaining fir NOC d. loss of important original documents resulting in delayed demarcations, e. Covid disruptions This project was completed after extension from RERA authorities and possession has been handed over to the buyers. All compliances have been done. 2. This project Arunya A is the second phase of larger Project Arunya. Since the first project got delayed, this second phase too got delayed. We had earlier applied for any extension till 30.06.2025 since we expected this phase to get completed by that date. Accordingly, our application for extension was approved and we were given an extension till 30.06.25. 3. The construction of this phase is being carried out in full swing. However we forsee that the project might get delayed due to the following multiple reasons: a. Mass strike by all the suppliers of crush sand and stone metal against actions taken by government authorities on them and extension of mining lease. Copies of relevant proofs is attached. b. One of our ex-partners filed a police complaint at the Commissioner of Police office. This resulted in diversion of the partners time and efforts in resolving the issues. The police department too acted in very high-handed manner and restrained our vehicles, labour and partners from entering the premises. Proof for the same is also attached. c. The said ex-partner then was trying to derail and delay the project by using coersive techniques. We were forced to file a civil case on our ex-partner for the same. Copy of the same is also enclosed. Both the above cases consumed lot of time, efforts and money of the partners. d. Since the project got delayed, the customers and future bookings to was adversely impacted. This weak realizations from customers too put lot of strain on our finances. e. To make the matters worse, monsoon rains which are generally expected in second week of June hit our project in May 25 itself. The unseasonal rains and early monsoon completely disrupted our progress. The rains also caused huge financial loss to our raw material like cement, steel, sand, fittings. The work like scaffoldings, premix, paints too were damaged to a large extent.
31 May 2026There were liquidity issues and delays in funding. Labour and material shortages, along with disruptions in supply chains and workforce availability, are impacting construction timelines.
