| 30 June 2026 | Respected Sir/Madam, We, the promoters of Samarth County (Reg. No. P52100029698), humbly request an extension of the project registration, currently valid till 31/12/2025, up to 30/06/2026, to complete the remaining work and obtain the Occupancy Certificate. I. Grounds for Seeking Extension Extended Monsoon Affecting External Plastering The unusually prolonged monsoon in Maharashtra during 2025, with intermittent rains continuing into October–November, delayed external plastering and waterproofing. Internal finishing works could not commence without sealing the building envelope, causing an unavoidable shift in timelines. Delay in Statutory Approvals/NOCs Revised layout approvals and fire compliance permissions were delayed due to inter-departmental processing and administrative backlogs, despite timely submissions and consistent follow-ups. Temporary Labour Shortages Seasonal migration and diversion of skilled labour to nearby infrastructure projects led to intermittent shortages, particularly affecting external and finishing works during critical stages. Material Supply Disruptions Short-term fluctuations in availability and pricing of cement, steel, and façade materials, along with vendor delays for window and aluminium systems, caused temporary slowdowns. Supply has now stabilised. II. Current Status & Completion Plan Structural work up to the 20th floor (of 22) is completed. External plastering is ongoing, and internal finishing will commence immediately after waterproofing and façade completion. The project is progressing as per the revised execution plan and in full compliance with sanctioned plans and MahaRERA guidelines. We assure continued compliance with all statutory requirements and timely quarterly updates. |
| 31 October 2026 | Respected Sir/Madam, We, the promoters of SAMARTH COUNTY, registered with the Authority under Registration No. P52100029698, humbly submit this application seeking extension of project registration up to 31/10/2026 for completion of the balance construction work and procurement of the Occupancy Certificate. The present completion date is 30/06/2026. Considering unavoidable circumstances affecting construction activities, we request an extension of four months. The registered Agreement for Sale executed with the allottees also provides that in the event of reasonable circumstances beyond the control of the promoter, a reasonable extension shall be permissible. I. Grounds for Seeking Extension Impact of War and Geopolitical Situation Global disturbances and instability in trade and transportation disrupted supply chains, delaying procurement of essential construction materials and equipment. Shortage and Escalation of Materials Severe shortage and abnormal price escalation in steel, cement, electrical items, plumbing materials, aluminium products, tiles, and finishing materials substantially impacted the construction schedule. Labour and Contractor Availability Shortage of skilled and unskilled labour, delayed contractor mobilization, and inconsistent workforce availability affected continuity and pace of construction. Supply Chain and Transportation Delays Fluctuating fuel prices, shortage of vehicles, delayed deliveries, and congestion in logistics networks caused unavoidable delays in timely delivery of materials and machinery. Other Unforeseen Circumstances Market instability, inflationary pressures, procurement delays, and operational challenges collectively impacted the project timeline. The delay is genuine, unintentional, and beyond the control of the promoter. Substantial work has already been completed, and the remaining activities shall be completed within the extended period sought. II. Planning for Completion The promoter remains fully committed to completing the project within the extended timeline. Financial arrangements, manpower planning, procurement scheduling, and contractor coordination have been undertaken to ensure expeditious completion of finishing work, services installation, statutory compliances, and Occupancy Certificate formalities.
