| 31 December 2026 | The main reason for the delay is pace of sales being lower than expected and thereby effecting the cash flows of the project. Lower than expected cash flows has in turn effected the pace of construction of the project thereby making it impossible to meet the scheduled due date 31/12/2025. It may be noted that out of 104 units available for sale, we have sold 81 units in the project which can be substantiated from the Form 3 that is CA Certificate. 77% of the total inventory available for sale is sold. Though more than 50% units are sold, pace of sale is very slow due to many reasons. In addition to poor cash flows, cost overruns on projects, unexpected expenses, economic downturns are reasons that further contributed the delay. Without the sufficient funds due to poor cash flow, we struggled to meet financial obligations, leading to a downward spiral of financial difficulties. We are working closely with our sales team so that targeted sales are achieved and cash flows necessary for the construction of the project is realized. We are doing everything with the best of our efforts to expedite the process and minimize any further delays. We need one more years to complete other development as per commitment with respect to rest of the building and therefore, extension of one more years demanded. If the extension is not granted, then it shall be difficult for us to complete the project as our sales will totally get hampered and cash flows being almost NIL. We say that with the amount of money, time and energy invested in the said project, we are quite confident that we shall complete the entire project within the extended timelines that shall be granted. |
