29 December 2024due to the COVID-19 pandemic, we faced several challenges that adversely affected the construction activities and the sales of the project. Some of these challenges were: • Lack of availability of labour contractors as many of them migrated back to their native places during the lockdown. • Disruption of supply chain of essential construction materials such as cement, steel, sand, etc. • Poor market condition reduced the demand and sales of residential properties and affected our cash flow and liquidity. These factors were beyond our control and caused a significant delay in the completion of the project. We have already resumed the construction work after the reopening of lockdown, but the impact of this has caused a slowdown in construction and slow bookings of units.
31 December 20251. We Classic Promoters and Builders Private Limited are developing the said Project which is part of a larger layout. 2. We state that the construction and development of the said Project got delayed due to the fact that after commencement of construction of the same, we faced numerous challenges as the Project layout was unforeseeably surrounded with the illegal huts and slum encroachments which were causing obstruction and unwarranted delays in carrying out smooth construction activities. We state that to deal with the same, we faced a lot of inconvenience and removing the illegal encroachments took considerable time, effort and resources all causing and leading to delay in construction and timely completion of the said Project. We state that the said issue of encroachments and encroachers still persist in part of the said Project layout, and we are tirelessly working towards resolution of the same so as to ensure expedited completion of the said Project. 3. The photographs showing the slums and encroachment around the layout of the said Project is herewith. 4. Furthermore, for completing finishing work of said Project, we had appointed a contractor B. D. Mistry and Company (‘Contractor’) by virtue of execution of Contract Agreement dated 22nd December’ 2022, wherein the said Contractor was onboarded for said finishing work for agreed sum of Rs. 24,02,12,888.89/-. However, despite of follow-ups and escalations from our end to comply with the terms of Contract Agreement, the Contractor failed to abide by the timelines set for completion of said finishing work, which led to delay in meeting the timelines of the said Project. 5. As on date the Project is 75% complete and for completion of the said project in all respects, we would require an extension of one year which extension is consistent with the extension granted for the World Plaza- Solitaire World Project. 6. In light of the same, we humbly request you to grant us an extension of 1 (One) Year till 31-12-2025 for the completion of the project as per the provision under Section 6 of The Real Estate (Regulation and Development) Act, 2016 and MahaRERA Rules, 2017. 7. We assure you that we have taken all the necessary measures to mitigate the impact of delay and expedite the construction work and the sales of the project. Thank you for your attention to this matter. We look forward to a positive response from the MahaRERA Authority at your earliest convenience.
