| 30 June 2023 | As Covid 19 has impacted all the sectors and real estate is not an exception from them. Many hurdles emerged with the beginning of the pandemic.We faced difficulty as there was a lack of essential raw material and unavailabiilty of manufacturing equipment has halted the construction activity. With imposition of international trade restrictions amid pandemic ,supply lines have been struck short and as a consequence inflation hit high and resulted inincreasing the price of inputs required for project. As a result project under construction experienced a delay .So please grant us the requested extension time for completion of the same and handover to respective owners within time. |
| 31 March 2024 | Firstly, we would like to inform you that Classic Promoters and Builders Private Limited acquired the said project from Marveledge Realtors Pvt Ltd on 31st December 2019, vide Deeds of Conveyance registered in the office of Sub-Registrar, Haveli No. 10, Pune at Sr. Nos. 29103-2019 & 29104-2019. Since the acquisition, we have diligently worked towards the successful completion of the project. Initially, the RERA Registration for the said Project was obtained for a total of nine floors, with a stipulated completion date of 30th June 2023. We are pleased to inform you that we have successfully completed eight floors of the project and have been granted the necessary Occupation Certificate. However, we would like to bring to your attention that the construction of the ninth floor is still in progress. Furthermore, we would like to emphasize that as of the present moment, no units on the ninth floor of the project have been sold as yet. Considering the current circumstances, we are faced with certain unforeseen challenges that have impacted our construction timeline. As the construction of this floor is currently underway, we anticipate that it will require approximately one year to reach completion. Therefore, we humbly request an extension of the Project Registration by one year from the originally scheduled completion date. This extension will allow us the necessary time to finalize the construction, undertake quality assurance processes, and ensure that all regulatory requirements are duly met. We kindly request your understanding and favourable consideration of our extension request. |
| 31 March 2025 | 1. The project, initially developed by Marvel Edge Realtors Private Limited, was transferred to Classic Promoters and Builders Private Limited , due to default committed by the erstwhile Developer. 2. A major fire broke out on May 9, 2023, causing significant damage and halting construction 3. Restoration work, including demolition of damaged material, lift/elevator parts replacement, and installation of a new duct system, was required 4. The restoration process took around six months, impacting the construction timeline 5. Construction of all floors except the ninth has been completed, and a Part Occupation Certificate has been obtained 6. Ongoing restrictions and obstructions by allottees hindered the repair and restoration work 7. The fire incident and subsequent challenges have resulted in a slowdown in the construction process. 8. The promoter seeks an extension of the Project registration by one year due to these exceptional circumstances.
