| 31 March 2027 | The project “VANAHA SPRINGS T1 WILLOW” was registered with MahaRERA on 29/07/2021, with validity granted up to 31/03/2026 under Section 5 of the Act. The project forms part of the larger township “Vanaha”, situated at Village Lavale, Taluka Mulshi, District Pune, spread across a larger land parcel of approximately 953 acres. The specific land parcel for VANAHA SPRINGS T1 WILLOW measures 1,788.58 sq. mtrs., forming part of Sector OCR-12 of the township. The delay in completion has arisen due to factors beyond the control of the Promoter. At the initial stage, development of the access road and basic internal and external infrastructure within the larger township was under progress, which affected construction timelines. Further, the project site is located in a hilly, non-uniform contour region, resulting in a shortage of skilled and unskilled labour and causing delays in execution. Additionally, due to highly irregular terrain and unexpected hard rock strata encountered at shallow depths (1.00–1.50 meters), as confirmed in the Geotechnical Investigation Report dated 08/03/2021, extensive rock breaking and reworking of foundation planning were required, leading to a delay of approximately 6–8 months. Post registration, the real estate sector was impacted by the second wave of the COVID-19 pandemic. Although MahaRERA granted a suo-moto extension vide Order No. 21/2021 dated 06/08/2021, the Promoter did not avail the same and continued construction efforts despite constraints. Further, irregular monsoon conditions in recent years adversely affected plastering and finishing works. The Promoter confirms that construction has been carried out strictly as per sanctioned plans and an application for Occupancy Certificate dated 03/12/2025 has already been submitted to the competent authority. This is the first application for extension, and no prior extension has been availed. In view of the above, the Promoter has requested an extension of the project registration validity up to 31/03/2027 under Section 6 of the Act, undertaking to complete the balance work strictly as per the PERT/CPM Chart and to comply with all applicable provisions of MahaRERA |
